Getting The Best Sale Price For Your Home

By Vic Hurlstorm | April 24, 2010

When you are selling your home, it is the normal thing that you want to get as much for your home as you can. There are several things that you can do to maximize the HDB resale price on your home without having to spend a lot of money renovating your home and getting it real estate ready.

When you live in a house, it is pretty normal that clutter builds up over time. One of the most important parts of getting your house ready to go on the market is to de-clutter. Clutter can make your home look smaller and the disorganization can be a clue to the buyer that there is not enough storage or space in the house. Anything that has been lying around unused for more than a year needs to be bundled up and sent off to charity.

Take note of the details. Cupboards and wardrobes should be organized and tidy. Buy home decor accents such as storage boxes and hangers to ensure that everything is packed away neatly and looks ordered. This tells buyers that you also take care of the rest of the house too.

You should do small repairs to your home to ensure that everything around the place is working well. Wooden floors should be re-polished, tiles cleaned and re-grouted if necessary and carpet should be thoroughly cleaned with a dry wet vacuum that is capable of sucking up all the grime that likes to hang out in carpets.

Ensure that light fittings and ceiling fans are cleaned. This is an area that is often overlooked and when analyzed looks dirty and unkempt. Make sure bathroom fittings and light switches etc. All over the house are cleaned and in good working condition.

The most used rooms in the house should be re-freshed with a new coat of paint. These areas tend to be the kitchen, living room and bathroom. Use neutral colors in these areas as people can be put off by colors that do not appeal to their own personal tastes.

Before you invite a real estate agent to inspect your home, you should take a critical view of your house and attempt to fix up all the parts that you can identify as needing a little improvement. You do not have to spend a lot of money on doing this, but little changes can make a big difference to the sale price and the length of time it takes to sell.
